With termites, you're always going to need an inspection. Whether it's for escrow clearance or an active infestation, you're always going to need an inspector's report. Here are some tips and general information so you are better equipped going into all of this.

Some Questions and Answers to Consider

If you are not planning on selling your home and you have not had an 

inspection within the last two years, we can provide you with a free inspection.

Do you own the house?
If you are not the homeowner we will need to speak with the homeowner directly or they will need to authorize any termite inspections performed on their property.

How long have you owned the house?
It's a good idea to consider the age of the house, this can play some factors in the types of infestations possible and the options for control.

When was the last termite inspection on the property?
If it was in the last two years you will need to refer to the company who performed the last inspection, outside of two years we would love to help you!

Are you currently in Escrow?
If you are we would love to help you out, however there is a small fee for escrow inspections.

Have you had another termite inspection while you are in Escrow? 
If this is the case and you want a second opinion on your inspection, we can still inspect. However, this would be what is known as a "police inspection" and there is different pricing for these services. As well as some other things to consider.

Are you planning on selling or refinancing the home within the next 6 months? 
If you are then you'll want to wait until escrow actually opens or the refinance process begins as to avoid any complication in either of those processes. This is because there is required reporting to the State Government for every inspection we perform this can create complication


What you need to do for an inspection:

  • You need to be available to meet the inspector on the property
  • The inspector will need full access to the property potentially even the attic and sub areas. Any areas such as garages or yards that are extremely cluttered or full of debris may result in an inconclusive inspection for those areas
  • Do not clean up any termite droppings or sings of termite suspicion before we come, if you must clean them up take a few photos before doing so, seeing the original signs is best. 
  • If you have any specimens it is best if you can save them for us, even if they are a little squished. 
  • You will receive your formal inspection report via email or snail mail no more than 10 days after your inspection (Although it's usually much less) 
  • Your pricing and options for treatment are usually available that same day.
